Underfloor Heating Survey London
At Building Response Ltd we provide a unique thermal imaging and/ or ultrasound underfloor heating survey whereby we attend your property and map your underfloor heating pipes for the purpose of finding leaks, and explaining cold spots.
If you have underfloor heating and you are experiencing cold spots, we can map the pipes beneath the floor and tell you whether you have a leak, a kink, a blockage, or a variety of other common problems. We can then best advise you how to resolve the issue in the most cost effective and least destructive way. Contact us today on 07743371384 to discuss how we can help you! See images further down of the sort of underfloor heating problems and poor pipe pathologies we may be able to help you diagnose and resolve.
Thermal Imaging Underfloor Heating Survey
Whether you are a buying a new home and need to check the underfloor heating, or whether you are having problems with your existing underfloor heating system, we can undertake a thermal imaging survey to map your underfloor heating system and work out exactly where you are losing heat, why you have cold or extra hot spots, or even where your system is leaking.
Underfloor Heating Pipes
Underfloor heating pipes should be laid out in a specific way to optimise the dispersal of heat energy evenly beneath the floor. Underfloor heating looms should be set out so that there is a set space between each pipe track wherever possible for optimal performance. This set space is dependent upon several variables but is usually regulated with ease as the piping is run through a spaced tray system that is fixed to the ground.
When these sorts of underfloor heating pipe layouts are not used there may be multiple cold spots as well as large areas of the ground that are not covered in the path of the underfloor heating pipe. The images show how the system layout should look for optimum effectiveness to have been achieved. The cold spots are not the only problem as a result of this poor layout. BS EN 1264-4 recommends that an expansion joint is constructed in stone and ceramic finished screeds for every 40m2 of floor area at a maximum length of 8m and an aspect ratio of 2:1.
An expansion joint is also required in long narrow areas such as corridors, etc. Where underfloor heating pipes are not laid out properly, and where expansion joints are not used, popping up of the surface flooring such as tiles and wood, leaks, or deterioration of the pipes will occur. Furthermore, using edge insulation strips around the perimeter of the floor screed prior to pouring the screed allows the free expansion of the floor screed as it heats up and cools down. The insulation strip should be installed around all perimeter walls and fixed constructions such as columns, steps and access doors. Without insulation strip, as the floor heats up and tries to expand outwards, it will not be able to do so without causing cracking and putting undue pressure on the underfloor heating pipes.
The consequences of this again are popped or cracked floor tiles, and leaking underfloor heating pipes. There are likely to be extra hot points on the floor due to the overlapping of the pipe; these areas are likely where the popping of the tiles will occur first. Leaks almost always occur at junctions between the pipes as these are the most vulnerable to pressure related problems. You may never know what your underfloor heating looks like until you have used thermal imaging.
Underfloor Heating Cold Spots
The following images below show thermal images taken during a thermal imaging survey of an underfloor heating system where the pipes had been laid out so badly that the client was experiencing frequent cold spots on the floor, high energy bills, and was generally unhappy with their heating.
